Tax and Sewer Payments
Property tax bills are mailed twice per year.
Summer taxes are sent out on July 1st and are due September 16th in order to avoid any interest penalty. On September 17th a 1% interest charge will be applied to any Summer balance still owing to the township, followed by an additional 1% interest fee on any balance still owing on the first of each month.
Winter property taxes are sent out on December 1st and are payable to the township without penalty until February 14th. On February 15th a 3% penalty will be added to any balance still owing to the township. Payments may be made at the township office through the last day of February.
Partial payments may be made in the township office until the last day of February however, any balance remaining is subject to applicable interest/penalty fees depending on date.
Elba Township cannot accept past-due property tax payments after the last day of February and has no authority to waive any part of the tax, penalty, interest, or any other related fee. Contact the Lapeer County Treasurer for delinquent tax information.

Personal Banking Checks
Many residents pay by using personal banking “bill pay” checks through their bank. While this form of payment is accepted we do want residents to be aware that even though the payment may be automatic on your end it is not on ours. We do not have a direct payee link between any personal bank and these forms of payment are not electronic. Your bank cuts us a paper check and then mails to our office via the USPS. Therefore, even though the payment may show as paid on time on your end, we may not receive it until much later. Again, with post mark not being accepted please make sure that you allow adequate time for these payments to reach us.

Sewer User Payments
Elba Township has two sewer systems available – Lake Nepessing & Potter Lake. These two systems only affect some parcels, other’s will have their own septic tank. All properties within Elba Township have their own water well. Please contact Elba Township for further information on the sewer systems.
Lake Nepessing Sewer User
-Billed quarterly at a flat rate of $180 per REU (Residential Equivalency Unit) per quarter.
-Bills are mailed the first week of January, April, July and October and are due the last day of the month. Each billing cycle covers the previous three months.
-Any balance still owing the day after the quarterly due date is applicable to a 5% penalty.
-Any balance still owing as of November 1st will be added onto the winter tax bill as a lien on the property.
Potter Lake Sewer User
-Billed annually at a rate of $375 per parcel per year.
-Bills are mailed December 1st and are due by February 14th.
-Any balance owing as of February 15th is subject to a 5% penalty.
